Pricing & estimates
6 questionsQ-01How much does siding replacement cost per square foot?
Vinyl installed runs $9.40–$12.20 per square foot of wall area. Fiber cement runs $11.20–$17.40. Engineered wood (LP SmartSide and similar) falls in between. All three ranges include tear-off, house wrap, trim, and disposal. Sheathing repair, if needed, is quoted separately after the wall is open.
Q-02Is the estimate really free?
Yes. A project manager walks the property, photographs the condition, checks the substrate behind any visible problem areas, and measures the wall area. There is no charge for the visit and no obligation to accept the proposal. The only paid assessment we run is the diagnostic opening on facade repair, which is credited against the repair invoice if you proceed.
Q-03Why is the final price sometimes higher than the initial estimate?
The final price changes only when hidden damage is found after tear-off — failed sheathing, rotted framing, or a missing kick-out flashing that has been leaking for years. When we find those conditions, we photograph them, measure the affected area, and send a written change order before doing any additional work. You approve or decline in writing. The final invoice reflects only what you approved.
Q-04Do you charge for travel?
No separate travel line. Travel cost is built into the labor rate, which is why outer-ring projects sometimes price slightly higher than equivalent work closer to Charlotte. If travel significantly affects a project — a small repair at the edge of the service ring, for example — we disclose that up front before you commit.
Q-05Do you offer financing?
Yes. We work with two third-party lenders that offer home-improvement financing with terms from 12 months same-as-cash to 144-month installment loans. Approvals are typically same-day, and applying does not affect your credit score until you accept the offer. Details on the financing page.
Q-06Do you require a deposit?
Yes, a materials deposit of 30% is due at contract signing. That covers the initial material order and locks your place in the installation schedule. The remaining balance is due at project close, after the final walkthrough and punch-list correction. We do not bill progress payments on residential projects.
Timelines
5 questionsQ-07How long does a siding replacement take?
A single-family home between 1,800 and 3,000 square feet takes seven to twelve working days once materials are on site. Fiber cement runs slightly longer than vinyl because of the weight and the more precise fastening requirements. Complex rooflines, dormers, and mixed-material facades extend the schedule further.
Q-08How far out are you booking installation?
Crews are typically booked about two weeks out from the date a proposal is signed. During peak storm season — usually April through June — that can stretch to four weeks. Estimates, by contrast, are usually scheduled within five business days across the entire service area.
Q-09Can you start work next week?
Usually not for a full installation, because materials have to be ordered and delivered. For emergency repairs and storm response, yes — we run a dedicated response crew and target a 48-hour window for tarping and containment. Full repair scheduling depends on the volume of claims in the area, usually within five to ten business days of the assessment.
Q-10What happens if it rains during the project?
We install the weather-resistive barrier as we tear off, so the wall is never left exposed to the weather overnight or during a rain event. On days when rain is continuous, the crew will typically work a partial day or pause and resume when the surface is dry enough for the caulk and adhesive to cure properly. Rain delays are not billed as additional labor.
Q-11How long do gutters take to install?
A single-family home with 150 to 250 linear feet of gutter typically runs two working days on site — one day for the gutter and downspouts, one day for fascia wrap and soffit if that is included. Small homes with simple rooflines are often completed in a single day.
Warranty
5 questionsQ-12What does the workmanship warranty cover?
Twelve years on installation labor — fastening, flashing, sealing, and trim detailing. If a covered defect appears during that period, we return and repair it at no charge. The full terms are on the warranty page. Manufacturer coverage on the cladding itself runs separately and is registered in your name at project close.
Q-13Is the workmanship warranty transferable if I sell the house?
Yes. The 12-year workmanship warranty transfers to the new owner one time at no cost. We issue a written transfer form at closing on request. Manufacturer warranties on the cladding are also registered to the property rather than to the original owner, so they follow the house as well.
Q-14What is not covered by the warranty?
The workmanship warranty does not cover damage from subsequent work by other trades, damage from acts of nature beyond normal weather (hail, falling limbs, fire), cosmetic changes from exposure that are expected over time (fading, chalking), or any condition we disclosed in writing at project close and you elected not to repair.
Q-15What is the manufacturer warranty on siding?
Vinyl siding carries a limited lifetime warranty from the manufacturer against manufacturing defects. Fiber cement carries a 30-year material warranty from James Hardie, CertainTeed, or Allura depending on the system. Engineered wood carries a 30- to 50-year warranty depending on the brand. We register the appropriate warranty in your name at project close.
Q-16How do I make a warranty claim?
Call the office at (704) 543-2871 and describe the issue. Our warranty coordinator will schedule a service visit within five business days, inspect the condition, and either repair it under warranty on the spot or explain why it falls outside the coverage. No forms, no claims portal, no third party.
Insurance & storm claims
4 questionsQ-17Do you work with insurance claims for storm damage?
Yes. We document damage with dated photographs, provide a line-item scope in the format adjusters expect, and can meet your adjuster on site to walk the damage together. Most claims resolve in one visit when the contractor is present. We prepare supplements if the initial scope comes up short due to hidden damage or code-required upgrades.
Q-18Will you waive my deductible?
No. Waiving a deductible — or absorbing it into the contract price — is insurance fraud in North Carolina and will void your policy if the carrier discovers it. We invoice you for the deductible, the carrier pays the balance directly, and the paperwork stands on its own. Any contractor who offers to waive your deductible is putting your coverage at risk.
Q-19How quickly can you respond after a storm?
During a storm event we run a dedicated emergency response crew and target a 48-hour response window for tarping and containment inside Mecklenburg, then outward to the surrounding counties in the order the storm tracked. Full repair scheduling depends on the volume of claims in the area, usually within five to ten business days of the assessment.
Q-20Will filing a claim raise my premiums?
That depends on your carrier and your claims history, not on us. We do not advise homeowners on whether to file — that is a conversation to have with your insurance agent. What we do provide is the documentation you need if you decide to file, so the claim is presented as clearly as possible.
Materials
5 questionsQ-21Which siding material is best for Charlotte's climate?
Fiber cement is the best long-term choice for the Charlotte climate — the humidity swings, the summer heat, and the occasional hail event all favor a material that does not warp, rot, or crack in cold. Vinyl is the best cost-per-square-foot option and is a reasonable choice if the homeowner plans to move within five to seven years. Engineered wood is a good middle ground.
Q-22Do you install fiber cement?
Yes. We are a preferred installer for James Hardie and a certified installer for CertainTeed and Allura. Fiber cement is our most-installed premium cladding. The fiber cement page covers profiles, finishes, pricing, and the spec details that keep the manufacturer warranty intact.
Q-23Can you match my existing siding if I only need a repair?
Usually yes. We keep physical color samples and profile data from most major manufacturers, and we can source from regional distributors even if the local supply house has discontinued the line. If an exact match is not possible, we show you the closest options in daylight before ordering — never a surprise after the panel is up.
Q-24Can siding be installed over the existing siding?
We do not recommend it, and we do not do it. Installing new cladding over the old is faster and cheaper, but it hides whatever is happening to the sheathing and flashing underneath — which is exactly what the new cladding is supposed to protect. If a contractor offers to go over the old siding, ask what happens when the hidden flashing fails.
Q-25Do you install PVC or composite trim?
Yes. PVC and composite trim is our standard for corners, fascia, and openings on fiber cement and engineered wood projects because it does not rot, does not need paint in most applications, and matches the service life of the cladding. On vinyl projects we typically use matching vinyl trim unless the homeowner specifically requests PVC.
Process & crew
5 questionsQ-26Who will be on site during the project?
A Northcrest project manager and a crew of two to four installers. All crew members are direct W-2 employees of Northcrest, not 1099 subcontractors. The project manager is your single point of contact from the estimate through the final walkthrough and is reachable by phone during the work.
Q-27Do we need to move out during the work?
No. The house remains fully weather-tight overnight and in rain because we install the WRB as we tear off — walls are never left exposed. You may want to keep vehicles out of the driveway during working hours and keep pets inside while crews are working on the ground. Interior access is only needed if a repair involves opening a wall from the inside.
Q-28How do you handle landscaping and pets?
We lay tarps over shrub beds and lawn areas adjacent to the work zone each morning, and we run a magnetic nail sweep at the end of every working day. If a plant cannot be protected, we will move it or cover it. Let the project manager know about pets at the initial walkthrough so we can plan around them.
Q-29Do you pull permits?
When permits are required — usually structural repairs and some commercial work — we pull them, schedule the inspections, and coordinate with the county inspector. Permit fees are passed through at cost, listed as a separate line on the invoice. Standard residential siding replacement typically does not require a permit in Mecklenburg County.
Q-30What happens after the final walkthrough?
We close the project file with before-and-after photographs, a materials list, and the manufacturer warranty registration in your name. Our 12-year workmanship warranty is issued in writing. If anything under warranty needs attention in the following years, you call the office and we schedule a service visit.
Scheduling & contact
4 questionsQ-31How do I schedule an estimate?
Use the booking form, call the office at (704) 543-2871, or email [email protected]. A project manager confirms within one business day and typically schedules the on-site visit within five business days.
Q-32What should I have ready for the estimate visit?
Nothing is required, but it helps to have: any prior contractor documentation on the property, an idea of the budget range you are working with, and a decision on whether you want to stay in the same color family or change it. If you have a copy of the original siding invoice or leftover material, that helps us match if a repair is involved.
Q-33What if I need to reschedule?
Call the office. There is no rescheduling fee as long as you give us at least 24 hours notice. For installation scheduling changes after materials have been ordered, we may be able to move the date without additional cost — it depends on the material delivery status. Just call and we will work it out.
Q-34Do you offer weekend appointments?
We run Saturday hours from 8am to 2pm and can schedule estimate visits during that window. Installation work on residential projects runs Monday through Friday; commercial and multifamily projects sometimes run weekend crews depending on the tenant-phasing requirements.
